Our strengths:
- Attending to 9058 emergency repairs in the 7 months to date.
- Completing urgent repairs on time - 97.46% of all urgent repairs are completed on time, which is above our target of 97%.
- Having fewer tenants in high levels of arrears. Currently only 7.26% of our tenants owe more than seven weeks rent.
- We have had 705 new tenancies this year to date.
- There are a yearly average of 82 bids per property let but recent demand has risen to 95 bids per property.
We need to improve on:
- The average time taken to re-let an empty property. We have reduced the time and this currently takes 37.8 days, which is still above our target of 31.5 days but is expected to reduce further.
- Collecting rent - we currently collect 95.66% of all rental income owed, below our target of 96.5%.
- Ensuring that no properties have gas certificates over 12 months old.
There are currently twelve properties that are overdue their annual gas service by more than 12 months. This is a serious breach of the tenancy agreement and we will be taking further enforcement action against people where access has not yet been provided.
