We have a legal obligation to service and check the safety of all gas appliances in our properties every year. To do this we carry out an annual safety check of everything that uses gas in a home. We then carry out an annual service and carry out any necessary repairs. Our servicing and repairs are carried out by PH Jones Ltd.
We do not carry out repairs on gas cookers or hobs but if they are dangerous we have a duty to protect you and will turn the appliance off.
Your co-operation is requested in providing access when our engineers visit your home.

Access for Gas Servicing
We have the right under our Tenancy Agreement to enter your home to carry out the annual gas servicing. Please make every effort to allow us entry; it saves you and us a lot of money in the long run.
If access is refused we will, as a last resort, ask the Court to allow us entry to your home to service the gas appliances. For those few tenants where every year we have difficulty getting access to service the gas or oil appliances we will fit a restrictor. This is a timed device that will cut of the gas supply if a service has not been carried out within a 15 month period.
Gas Safety
Make sure you know where the main gas stopcock is (usually beside the meter) and how to turn it off in an emergency.
If you think you can smell gas:

don't turn electric switches on or off;
-
don't smoke;
-
don't use naked flames.

do turn off the gas supply at the meter;
-
do open all doors and windows to get rid of the gas;
-
do check to see if the gas tap has been turned on accidentally;

do check if a gas ring or pilot light has been blown out.

Carbon Monoxide Poisoning
Carbon monoxide is a poisonous gas, which has no colour, taste or smell. Exposure to quite low levels can cause brain damage or death.
The symptoms of carbon monoxide poisoning are similar to those of flu and other viral infections. They include drowsiness, weakness, headaches, nausea and pains in the chest.
If anyone in your home has any of these symptoms while a gas appliance is being used, stop using the appliance until it has been checked and consult a doctor.
Carbon monoxide poisoning can affect the way the brain works, so people affected can’t always tell that anything is wrong or take any action before it’s too late.
Carbon monoxide can build up to lethal levels in a home because:

faulty appliances are not repaired or replaced;

flues are blocked or not working properly;
-
not enough air is getting in to the building to keep the gas burning properly in the appliance.
Carbon monoxide kills - you can't see it, taste it or smell it.
Badly adjusted or poorly ventilated gas appliances can produce this deadly gas. This is why we check each of our homes every year to ensure that the appliances we are responsible for are safe. You must allow an engineer access to carry out this work.
